North Scottsdale Homes Sales

North Scottsdale November Homes Real Estate sales were 58, down -24.7% from 77 in November of 2012 and 20.8% higher than the 48 sales last month. November 2013 sales were at a mid level compared to November of 2012 and 2011. November YTD sales of 812 are running -0.9% behind last year’s year-to-date sales of 819.

North Scottsdale Homes Prices

The Median Sales Price in November of North Scottsdale Homes was $679,500, up 29.3% from $525,500 in November of 2012 and down -7.4% from $734,000 last month. The Average Sales Price in November was $745,389, up 1.2% from $736,602 in November of 2012 and down -33.9% from $1,127,533 last month. November 2013 ASP was at highest level compared to November of 2012 and 2011.

North Scottsdale Homes Inventory & MSI

The Total Inventory of North Scottsdale Homes  available for sale as of November was 638, up 5.3% from 606 last month and up 11.5% from 572 in November of last year. November 2013 Inventory was at a mid range compared to November of 2012 and 2011.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2013 MSI of 11.0 months was at a mid range compared with November of 2012 and 2011.

North Scottsdale Homes Market Times

The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for November was 95, down -13.6% from 110 days last month and up 2.2% from 93 days in November of last year. The November 2013 DOM was at a mid range compared with November of 2012 and 2011.

The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the ‘mix’ of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The November 2013 Selling Price per Square Foot of North Scottsdale Homes was $218 which was  down -17.1% from $263 last month and up 4.3% from $209 in November of last year.

North Scottsdale Homes Selling Price vs Listing Price

The Selling Price vs Listing Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a Buyer’s market exists, a ratio at or above 100% indicates more of a Seller’s market. The November 2013 Selling Price vs List Price of North Scottsdale Homes was 95.8% which was up from 95.7% last month and up from 95.4% in November of last year.

North Scottsdale Homes Inventory / New Listings / Sales

‘This last view of the market combines monthly inventory of North Scottsdale Homes  for sale along with New Listings and Sales. The graph shows the basic annual seasonality of the market as well as the relationship between these items. The number of New Listings in November 2013 was 122, down -34.1% from 185 last month and up 15.1% from 106 in November of last year.

Note that in this report it reflects two zip codes in North Scottsdale.  While Properties are similar throughout the two zip codes properties differ significantly from area to area within the zip codes.  For example, zip code 85262 will include golf course communities with higher values per square foot than outlying areas on the eastern side of zip code 85262.  Average sold prices will differ between these area due to amenities affecting the property.  To fully evaluate an individual property it will be necessary to look at the specific factors of a given area.
